Overview

Landcom is proposing to develop a new neighbourhood on its land holdings in Warnervale north of Sparks Road. The 13.8 hectare neighbourhood will consist of up to 150 lots and include an ecologically sustainable wetland. It is slated for release by 2011. The new precinct reflects Landcom's on going commitment to create places that provide the best foundation to build liveable and cohesive residential communities.

Landcom intends to offer a mix of single homes on their own lots, semi-detached townhouses and apartments. The neighbourhood will provide a more innovative and diverse range of housing designed to meet demand from older couples and younger families.

The site will also be a catalyst for the development of the Warnervale Town Centre. The Town Centre masterplan covers an area of about 119 hectares, providing 2,200 homes to accommodate around 6,000 people. 1,455 of these homes are proposed as apartments.

Landcom is working closely with Wyong Shire Council and Woolworths to facilitate the Town Centre project. The Town Centre will provide public transport, retail, residential and community facilities for this growing community.

The new entry road will provide access to Landcom's planned new residential neighbourhood and the future Town Centre. An important part of the infrastructure servicing of the future Town Centre, the entry road will link the proposed retail core to the new railway station and to Landcom's residential precinct.

Landcom hopes to lodge a development application for its residential land in the next few months and will call for expressions of interest from builders and developers to co-venture the development in late 2010.
