Landcom has secured its first PRECINX customer, Landcorp, who will use the tool to better manage the sustainability aspects of its projects across Western Australia.
PRECINX, developed by Landcom, is a mathematical modelling tool that measures the potential sustainability of neighbourhood scale developments, such as large multi-dwellings and mixed use development projects, in the early stages of design. These measurements relate to key environmental, social and economic criteria.
Steve Driscoll, Director of Sustainability for Landcom said, “PRECINX was launched about two years ago and has created quite a bit of interest. An enormous amount of time and effort has been put into creating a tool that can contribute to building more sustainable communities. We are in various stages of discussion with several other government organisations regarding the use of the PRECINX tool for a trial period. In future months we expect several organisations to join LandCorp in adopting this tool as part of their sustainability approach.”
“Landcom has used PRECINX in the planning and design stages of all its recent masterplanned communities including Bunya, North Penrith and Edmondson Park. The tool has given us the ability to quickly make informed decisions about various sustainability options in projects – options which can be quantified in terms of their impact on a number of leading sustainability indicators. It has allowed Landcom to save time and money as well as enabling us to sharpen our consultant briefs to delve deeper into particular sustainability questions.”

Greg Ryan, Sustainability Manager Environment for LandCorp, the West Australian government’s land and property development agency commented, “LandCorp heard about PRECINX when it was first launched and has been interested in trialling it. A simplified version of PRECINX by consultants Kinesis has been used to refine our Cockburn Coast project south of Fremantle, which is a high density mixed-use development on a brown field site. We have also modelled Alkimos, a large masterplanned project, which is a partnership with Lend Lease in Perth’s North West corridor.”
“This is the first time LandCorp will use such a full modelling tool like PRECINX. This tool’s quantitative capacity to crunch the numbers around energy, water, affordability and transport will add great value during the early assessment phase of projects, thereby ensuring creation of more sustainable projects and better environmental outcomes. Landcom recently demonstrated the full capability of PRECINX and offered free use to trial over a 12 month period.”
“Landcom has put in the hard yards in developing this tool. We look forward to adapting it to include Western Australia data and making full use of its range of applications,” Mr Ryan added.
Landcom has given LandCorp a licence to use PRECINX for 12 months without cost. LandCorp will be required to recalibrate the tool with Western Australia data and will work closely with Kinesis through this period.
PRECINX covers six key modules including onsite energy, embodied C02, potable water, transport, housing diversity and storm water. They are measured against four key indicators including greenhouse gas emissions, potable water, total affordability and vehicle hours travelled.
